Frequently Asked Questions

What Is Cash-on-Cash Return?

Your yearly cash flow before tax, divided by the cash you put into the deal. In Cadera, that cash is your down payment plus repair costs, closing costs and any financing costs paid at closing. Prepaid taxes, insurance and interest are shown separately as cash to have on hand. You'll see cash-on-cash for year 1, once the property is stabilized, and after a refinance.

What's the Difference Between Cap Rate and Cash-on-Cash?

Cap rate is your net operating income divided by the property's price (or its after-repair value if you're renovating). It ignores the mortgage, so it compares properties on their own merits. Cash-on-cash includes the mortgage and measures the return on the cash you actually put in. The same property can show a 7.2% cap rate and a 4.0% cash-on-cash return, depending on how it's financed.

What Is BRRRR?

Buy, Rehab, Rent, Refinance, Repeat. You buy below value, renovate, rent the property out, then refinance at the new value to pull your capital back out for the next deal. Cadera shows your all-in cost, the equity you created, how much capital the refinance gives back, what stays in the deal and the return on it.

What Is Sensitivity Analysis?

It shows how your results change when your assumptions move. Pick one or two inputs, such as price, rent, interest rate, vacancy or repair costs, and a result, such as monthly cash flow, cash-on-cash, cap rate, IRR or DSCR. Cadera re-runs the full analysis for every combination in a 5 x 5 grid.

Can I Export My Data?

Yes, in three ways:

  • PDF report for any finalized analysis (3 downloads per deal on the free plan).
  • Tax summary as a PDF or spreadsheet.
  • Download My Data on your Account page: everything you've entered as spreadsheets, plus your property photos, in one zip file.
What Is NOI?

Net operating income: your rental income, minus vacancy and operating expenses such as taxes, insurance, utilities, repairs, a reserve for big-ticket replacements and property management. It leaves out mortgage payments, depreciation and income tax.

What Is IRR?

Internal rate of return. It's your yearly return over the whole time you hold the property, taking into account when every dollar moves: the cash you put in, each year's cash flow, and what you receive when you sell. Cadera shows it before tax.

What Is DSCR?

Debt service coverage ratio: net operating income divided by your mortgage payments. A DSCR of 1.25 means the property earns 1.25 times what the loan costs. Many lenders look for 1.2 or higher. Cadera shows it once the property is stabilized and year by year.

Can I Track Properties I Already Own?

Yes. Choose "Add a property I already own", enter the name, address and number of units, then add its value, mortgage and starting balances from the property page. Properties with 1 to 4 units are supported today.

Does Cadera Work in Other Currencies?

Deal analysis can be shown in US dollars, euros, pounds, Canadian dollars, Australian dollars or your local currency. This changes the symbol only; no conversion is applied. Portfolio tracking, the screener and the mortgage calculator currently use US dollars, and the tax summary follows US rules, with a neutral layout available.

How Is My Data Protected?

Each account can only see its own data, and that's enforced inside the database itself. Data is encrypted in transit and at rest, passwords are never stored in plain text, and property photos are stored privately. Payments are handled by Stripe, so we never see your card details. We don't sell your data or use your analyses to train AI.

What Happens to My Data If I Cancel?

You keep access until the end of the period you've already paid for. Your data stays in your account, and you can download all of it at any time. To delete your account and data completely, contact us and it's removed within 30 days, except payment records we're legally required to keep.
